"Value engineering" is a term that makes engineers wince — and for good reason. Too often it's a code word for stripping scope to meet a budget, with the real cost surfacing later as defects, maintenance burden, or compliance failure.
MRGN's approach is different. We practice value management: a structured, engineering-led review that identifies savings through smarter system selection, better spatial coordination, and specification alignment — not through cutting corners. The goal is to reduce capital cost while maintaining or improving performance, compliance, and lifecycle value.
Where value sits
- System selection — is the specified system the right size and type, or is it oversized or over-specified for the actual load?
- Distribution efficiency — can riser and routing be rationalised to reduce material, labour, and spatial claims?
- Specification alignment — are there substitutions that deliver equal or better performance at lower cost?
- Over-engineering — are there redundant provisions (e.g., N+2 where N+1 is defensible) that can be dialled back without increasing risk?
We typically run value management as a structured workshop with the project team: present findings, rank opportunities by impact and risk, agree which to pursue, and document the rationale for each decision — so the design consultant can implement with clear direction.
Value management is particularly effective when engaged early — at concept design or schematic design — before major system selections are locked in. However, we can also review at design development stage if costs are escalating and the project needs a structured reduction exercise.
Value management that considers only one discipline leaves money on the table. - No. Value management looks at how to achieve the same outcome more efficiently — different system choices, better coordination, smarter specification. Cutting scope means removing function. We don't recommend removing function.
- Will the design consultant push back?
- Good consultants welcome value management because it provides client direction. We present our findings as recommendations with clear rationale, so the design consultant has a basis for implementation.
- How much can value management typically save?
- Results vary by project stage and scope. Early engagement at concept stage can identify 5–15% in services capital cost. Later engagement typically yields 3–8%. Your project will vary — we'll quantify the opportunity before you commit to changes.
- Does value management delay the programme?
- A typical workshop and report takes 2–3 weeks. If done early, the design consultant implements the agreed changes within the existing programme — there is no delay.
