Capacity audits, condition assessments, and compliance gap analysis — engineering rigour for due diligence.

An existing building's electrical infrastructure is rarely what the drawings say. Loads change over decades. Switchboards get modified. Capacity that looked adequate at design stage gets consumed by tenant fitouts, equipment upgrades, and ad-hoc additions. When a building changes hands, gets extended, or is converted to a new use, the question is: can the existing electrical infrastructure handle it?

MRGN's electrical capacity and condition assessments answer that question with engineering rigour. We audit the existing installation against available documentation, inspect the key assets, analyse actual load data where available, and produce a report that a lender, insurer, or planning authority can rely on.

When do I need an engineering assessment rather than just a sparky check?
Electricians test safety and compliance. An engineering assessment goes further: it analyses the upstream network, calculates actual vs. design load, identifies constraints that can't be seen from a visual inspection, and quantifies residual capacity for future loads.
How long does an assessment take?
A typical commercial building assessment takes 2–3 weeks from engagement to final report, depending on building size and documentation availability.

Can the assessment be used for finance or insurance purposes?
Yes. Our reports are prepared by a qualified engineer and suitable for due diligence, lender requirements, and insurance risk assessment.
What's the difference between a condition assessment and a compliance audit?
A condition assessment tells you what's there and what state it's in. A compliance audit compares the installation against current standards. Our assessments include both, plus the capacity analysis.
